COMMON SENSE ROOFING INSPECTION TIPS
Be sure to check your roof covering periodically for damage and wear which may result in leakage.
Check asphalt shingles for wind damage. Wind damage can occur during high wind events and shingles can be lifted over or altogether missing. If this type of damage is discovered a licensed roofer should make immediate repairs.
Ensure asphalt shingle tabs are properly adhered to one another. Wind damage usually results when the manufacturers adhesive strip has failed.
Check for exposed fasteners such as roofing nails or staples. Fasteners should be installed beneath shingle layers. Any exposed fasteners should be sealed periodically. An excessive amount of exposed fasteners may indicate improper installation.
Flashings around roof penetrations such as skylites and roof vents should be checked for sound installation. Plastic roof vents are prone to cracking and other failures.
Exposed felt or shingle mats may indicate premature wear or may indicate the shingles need replacement.
Cupped or curling shingles are often indicators of an underlying problem or may indicate worn shingles that need replacement.
Keep tree branches trimmed away from the roof structure and covering to avoid possible damage.
Gutters should be cleaned regularly and downspouts kept clear of debris. Rainwater should be diverted away from foundation walls with gutter extensions or splash blocks.
It is my hope that this information is helpful to you as a homeowner. These are some common sense roof problems every homeowner should be checking for regularly. If you or someone you know has concerns about your roof, be sure to consult with our office.
If you know of anyone that may be in need of my services please feel free to give them my information.
Sincerely,
Matthew Merlino
