Home Buyer Inspection
A buyers inspection is designed to provide the buyer with a thorough evaluation of the home and property during the inspection contingency time period. Buyers typically have a 5 - 10 day inspection contingency written into the contract which should only be lifted once any defects or repairs have been corrected by the seller in a manner that satisfies the buyer. A written report is provided in a timely manner to both the buyer and the buyers agent (if applicable). The report details any defects or repairs that may be needed.

This service is designed to inform a seller what a buyers inspector is likely to uncover prior to putting their home up for sale. This services is an invaluable tool to assist you in making the repairs buyers are likely to request and to get the highest price your property. A sellers inspection helps you avoid issues that other inspectors may uncover. Information is key to having a quick sale. Homes with pre inspections sell quicker with fewer seller concessions than those without.

Pre-Inspection
A pre-inspection service is typically utilized by buyers on tight time lines. Frequently, these are homes up for auction, or multiple offer situations. This service is a quick rundown of issues that buyers or sellers use to make important financial decisions. This is an hourly service tailored to the needs of the client and the specific property to be inspected. Typically these are verbal opinions without written
documentation. Written documentation can be provided if desired.

Warranty Home Inspection
This inspection is for owners, usually shortly before their new home warranty expires. We make every effort to see that you get the value that you paid for in purchasing your new home. If there are problems, we carefully document them with photos and written descriptions. We often take calls after the inspection is over for clarification of the issues we discover. Most builders and warranty companies are
reluctant to make repairs, so we do our best to see that your problems are addressed properly.

Attics, Walls, Floors, Crawl Spaces, Ventilation Fans (whole house, bath exhaust,etc.) |
Exterior Inspection:
Siding, Trim, Doors, Windows, Decks, Patios |
Electrical Inspection:
Service Entrance, Disconnects, Main and Sub Panels, Grounding, Bonding, Breakers, Switches, Outlets (including ground fault circuit interrupters), Fixtures, Smoke detectors. |
Plumbing Inspection:
Water and Gas (or Oil) Supply Lines and Shut-Offs, Water Pressure, Water Heaters, Safety Valves, Fixtures, Traps, Drains, Functional Flow and Drainage. |
HVAC Inspection:
Controls and Thermostats, Heating/Cooling Components, (e.g: furnaces,heat pumps, etc.) Supply and Discharge lines, Venting, Filters, Ductwork, Registers, Fireplaces and Inserts, Heat Lamps. |
Appliance Inspection:
Clothes Washers, Dryers, Ranges, Refrigerators/Freezers, Dishwashers, Disposals, Built-In Microwaves, Ceiling Fans. |
